We are an independent property inventory company focusing on single-storey flats and apartments, providing legally binding and affordable property reports for private landlords, AirBnB hosts, property managers and estate agents.

As we are a small independent company based in Central London we prioritise services in Zones 1, 2, and 3, including Kensington & Chelsea, Wandsworth, Battersea, Vauxhall, Southwark, Lambeth, Merton and Brent.

OUR SERVICES

INVENTORY

A property inventory (also called a "schedule of condition") is done when a property is ready for the rental market.

 

We take clear photos and descriptions of the property interior, condition, and content before tenants move in. We also take meter readings and test smoke and carbon monoxide (CO) detectors where applicable to ensure the property is in line with Health & Safety requirements.

MID-TERM INSPECTION

The aim of a Mid-Term inspection is to provide you, the landlord, with peace of mind regarding the maintenance of your property. Mid-Term inspections high-light any major issues that may not have been present at the start of the tenancy.

 

Smoke and CO detectors will also be tested, however we do not take meters readings during Mid-Term inspections.

CHECK-IN

Your new tenants are ready to move in and unpack, but first you need them to be officially checked-in.

This is where we record their details and obtain electronic signatures for a friendly key-handover.

Please note, meter readings and alarm testing will not be included in Check-In appointment unless specifically requested, as these are usually done during an inventory, whether done by us or another company.

CHECK-OUT​​

Your tenant's tenancy has ended, but before you go your separate ways you'll need the all-important Check-Out report.
​This report is essential as it compares the current condition and content of a property with the initial Inventory report noting any changes. 

 

Final meter readings are also taken and detectors are re-tested.

This report aims to support financial claims if rent deposit disputes arise.

SINGLE-ROOM REPORT

Landlords can use this report if for example, only one room is becoming vacant in a shared property or HMO while the other rooms remain occupied.

This is effectively a partial Check-Out.


Please note, unless present in the room smoke and CO detectors will not be tested during these inspections.
