OUR SERVICES

INVENTORY

When a property is ready for the rental market, the landlord and/or tenant may require an unbiased schedule of condition reporting the interior condition and content details within the property.

 

Inventories ensure the property is returned to the landlord in the same condition it was at the beginning of the tenancy, with no unfair gains  or losses of either party.

You will also get clear meter readings, with smoke and CO detectors tested ensuring the property is in line with legal Health & Safety requirements.

CHECK-IN

​Your new tenants are ready to move in and unpack, so you need your tenant's details officially recorded with electronic signatures and a friendly key-handover.

A Check-In appointment can be combined with an Inventory with no extra cost.

Please note, meter readings and alarm testing will not be included with check-ins as these would usually have been done during an inventory, whether done by us or another company.

MID-TERM INSPECTION

The aim of mid-term inspections are to provide you, the landlord, with peace of mind, regarding the maintenance of your property. Mid-term inspections high-light any new major concerns that were not present at the start of the tenancy.

 

While we test all alarms, we do not take meters readings during mid-term inspections.

CHECK-OUT​​

Your tenant's tenancy has ended, but before you go your separate ways you need the all-important Check-Out report.

 

This report is essential as it details the final meter readings as well as any changes that may have occurred during the tenancy. This report aims to support financial claims to cover any damages and reduce/prevent financial losses.

 

SINGLE-ROOM REPORT

Landlords can use this report if, for example, only one room is becoming vacant in a shared property or HMO while the other rooms remain occupied. 

This is effectively a partial Check-out.


Please note, unless the room has a smoke or CO detector, alarms will not be tested during these inspections. Meter readings will also NOT be taken during these reports unless specifically requested/relates to the vacant room.
